All of our reservations require a nonrefundable damage waiver fee, which covers accidental damage up to a certain amount. Any damage charges above that amount (or anything failed to be reported by the guest prior to checkout) becomes the guest’s liability to pay.

With so many different types of bedding in the homes we manage, we quickly realized we could not launder and press every individual linen to our high standards. So we developed the Complete Clean Linen Program. With this program we furnish every bed with the most luxurious linens. With consistent fabrics and linen types, we are able to efficiently and effectively clean and press every linen on every bed at each guest turn. Perhaps most importantly, they are cleaned to hospital standards.

Yes! We assign every homeowner a dedicated property manager, available to you as needed.

Our experienced team determines rental rates based on the market itself. We monitor and assess rates daily and make adjustments as necessary to ensure we’re getting our homeowners the best possible return on their property investment.

Cleaning fee calculations are based on a number of factors, including the home’s square footage and sleeping arrangements. Reach out, and we will be happy to provide you with an estimate.

All of our homeowners’ properties have unique de signs and needs. As a general rule, we recommend a combination of king beds and built-in bunks, as these tend to cover most sleeping arrangement needs for a group. This will also allow you to accommodate higher occupancy and generate a greater gross revenue for your property.

We have strong partnerships with multiple interior design professionals in the area. Our design partners know the vacation rental market and are happy to consult with you regarding how to best outfit your property for guests and maximize your revenue.     

Each of our homes is given a thorough deep cleaning at the end of peak season. We also carry out a housewares inventory assessment and develop a comprehensive annual report, allowing our team to make suggestions to preserve the integrity of your property. Finally, we coordinate any work that needs to be done.

Our homeowners are paid on a monthly basis via direct deposit into the account of their choosing. Mid-month we send a detailed statement, showing all fiscal activity from the previous month. You won’t see any administrative fees or statement markups, because (unlike many other companies) we don’t have any! Our pricing is straightforward and inclusive. We also pay all sales taxes on behalf of our homeowners.
