Before our stay, I specifically called because I had concerns about the property's current reviews and wanted to make sure the home was in good condition before committing to and arriving for our stay. I was reassured that everything was fine. We relied on that representation when moving forward with the reservation. Unfortunately, what we encountered was very different from what we were told. In addition to the issues we personally experienced, the property had several conditions that were consistent with concerns raised in recent guest reviews, including stained and poorly maintained furniture, sparse furnishings, missing or unavailable amenities, a broken television in one bedroom, trash accumulating outside, and broken bicycles. The fact that I specifically raised concerns about the reviews before our stay and was told that everything was fine is particularly frustrating in light of what we actually encountered. We were not expecting perfection. We understand that things can occasionally break in a vacation rental. Our concern is the overall condition of the property, the number of issues occurring simultaneously, the fact that many existed upon arrival or continued throughout all seven days, and the fact that we specifically sought reassurance about these concerns before our stay. Issues that remained throughout the entire stay Gas stove/ignition: The stove continually clicked while the burners were being used, and there was a noticeable gas smell in the house. This made cooking feel unsafe and extremely uncomfortable. We did not feel that we could safely use the stove as intended. Living room and dining furniture: The couch was visibly stained and unsanitary. We did not use the couch during our entire seven-day stay because of its condition. Several of the dining chairs were also visibly stained and unclean. This is particularly concerning because the property is advertised and priced as an upscale home, and there was even a notice in the home indicating that guests could be charged a cleaning fee for upholstery. The condition of the furniture upon our arrival was unacceptable. Sand and cleanliness: The floors were sandy when we arrived, and there was sand in the sheets of several beds. We had to purchase cleaning supplies and spend time cleaning the home ourselves. That took away from our vacation time and contributed to our inability to comfortably relax or sleep in the house. Ice machine/counter space: The ice machine was not functioning properly for the entire stay. It produced very little ice, became extremely hot, and heated the countertop around it. As a result, we could not use that counter space for food or drinks for the entire seven days. We were told to purchase ice, so we had to buy a cooler and additional ice out of pocket. Refrigerator: The beverage refrigerator was not maintaining a safe temperature. When the maintenance person inspected it, it was approximately 55°F after being given hours to cool. We were told this may have been because the cleaning person had left the refrigerator open while cleaning it before our arrival. Regardless of the explanation, the home was provided to us without a properly functioning refrigerator, and we were not informed of the issue before check-in. Again another expense and time away from vacation to drive to the store and purchase new food. This was especially problematic because the property is advertised as sleeping up to 22 people. Even with our party of 12, the available refrigeration was inadequate, and having one refrigerator operating at approximately 55°F resulted in significant food and drink loss. Kitchen sink faucet: The faucet repeatedly fell down into the cups and sink when we attempted to use it. This was not only inconvenient but felt unsanitary. Dishwasher: The visible rust and buildup in the bottom of the dishwasher made us uncomfortable using it to clean our dishes. Safety concern in the carport: There was

I wish they would build a boardwalk from the road thru the state park. I get it but it’s so inaccessible for older or disabled folks. Not the properties issue at all but might be something the neighborhood could fight for. Leslie knope this thing

Great house, great location, great pool and great management company. WE FOUND THE SLEEPING AREAS OF THE HOUSE UNDERFURNISHED AND A BIT UNCOMFORTABLE. The pictures on the web did not cover the other bedrooms. No vanity storage in some baths, no dressers except 1 room, very soft bedding, and white sectional and cushions with a warning (tough with 8 kids). Kitchen was very well equipped. Appliances were great. Would recommend with qualifiers.

good location for proximity to a great beach. Clean house. Sparsely/poorly furnished. No games, beach towels or chairs. Stained and gross furniture. Broken TV in one of the bedrooms. Piles of trash outside for most of the week that collected critters and was unsightly. Bikes were nice to have. 3 were broken. Team came out and fixed them which was great, but bummer that they weren't working in the first place. The text support team was FANTASTIC! Incredibly responsive and helpful.

We loved our stay at The Sandbox in Grayton Beach. The house is large, yet comfortable and extremely well stocked. Any issues were quickly and efficiently dealt with by 360Blue. I really like their approach to linens and towels, so there plenty of both and no need for us to deal with it.

The "Sandbox" was a recently remodeled home with spectacular views of sunsets and the sand dune restoration area that is directly across the street from the house. There are probably only a handful of homes along 30A that aren't directly on the beach yet have such an open and expansive view of dunes and ocean. The home is designed to take full advantage of the view. Another advantage of having the dune restoration area across the street is that the beach itself is much less crowded than other areas due the 1/2 mile stretch of beach that is only accessible from the beach itself. The walk from the house to the beach isn't bad, but it does involve about 100 yards of walking along a sand pathway. If you have a beach wagon with balloon wheels for all your beach gear, your trip to/from the beach will be much easier. Also, the sand on the pathway gets really hot during the middle of the day so wear your flip-flops when on the pathway. Once you're on the beach, the sand doesn't get too hot. The house itself was clean and very well stocked with towels, etc. If there will be a lot of people (10+), you will want to bring extra TP, trash bags, laundry/dishwasher soap, and paper towels.
